Luxcrete's maintenance and replacement service, includes: replacing and matching damaged glass lenses or fire-rated blocks on floor and roof lights. Damaged or cracked units in existing pavement lights can be removed and individually replaced, and our lens repairs are carried out with the aim of sourcing the closest possible like-for-like match. With our extensive supply chain, this can usually be met. It is recommended that our skilled operatives carry out this work. Poor installation can lead to misalignment and leaks. Pavement light maintenance work includes the repair or replacement of broken glass, cracked lenses, and damaged pavement lights, together with resealing joints to stop leaks and regular servicing to keep the installation safe and performing properly. One cracked lens can let in hundreds of litres of rainwater and allow water ingress into the structure. Luxcrete provides a specialist service to carefully remove and replace damaged pavement light glass lenses while maintaining the safety, security, and integrity of the building. Timely repairs help with restoring safety, enhancing safety and can reduce accident risks by up to 30%.
Concrete and mastic asphalt joints around pavement lights and smoke outlet panels are susceptible to water ingress over time, particularly where the surface is exposed to weather and required to withstand heavy foot traffic. Mastic asphalt creates a durable, watertight seal around glass blocks. Our skilled operatives provide efficient, high-quality repairs, including the re-sealing of leaking asphalt joints, ensuring minimal disruption to the property and complete peace of mind for building owners and managers. Where leaks or water damage are affecting the supporting structure beneath the surface, complete reseals and other remedial work may be needed. Proper drainage is essential to prevent standing water around pavement lights, especially in areas with heavy foot traffic.
Luxcrete also offers a comprehensive service and repair programme for fire escape hatches, cellar flaps, and emergency exits, with or without glass inserts, ensuring they operate smoothly and reliably in the event of an emergency evacuation, including in cellar areas, basements, and other underground spaces where these units also support natural light and illumination.
We offer a 6-monthly maintenance schedule for Fire Escape Hatches and Cellar Flaps, including cleaning and servicing to ensure peak operational performance when required. This service includes the removal of all debris accumulated within the frame gutter channel, followed by wire brushing and the application of a protective coat of Galvafroid paint. Pivot bars and lock mechanisms are removed, cleaned, and greased to maintain smooth operation. Functional testing of the hatch is also carried out, including opening and closing operations, gas struts (where fitted), and locking mechanisms, ensuring the unit is left in full working order.
Without routine maintenance, the performance of the hatch can be significantly impaired. Constant exposure to sunlight can cause glass covers to fade and discolour, affecting aesthetic appeal as well as performance. Deterioration of painted metal frame components may lead to corrosion of operational parts and, in extreme cases, could prevent the hatch leaf from opening during an emergency. Repairs to the complete hatch assembly must only be undertaken by trained Luxcrete personnel. Please contact our technical department for further assistance. Regular maintenance can extend pavement lights' lifespan by 20 years, and properly maintained pavement lights can last over 50 years.
Our installation of new cast iron ventilators in older buildings is designed to help prevent damp and condensation in basement areas and other underground spaces by promoting a natural flow of fresh air while also supporting natural light and illumination below. We can also advise on restoration, replacing pavement lights, cast in situ details, concrete panels, frames, and metal reinforcements as part of specific project work, with reinforcements typically using stainless or galvanised steel.
